address persistent roof leaks affecting active business operations inside the facility. The
building features a metal PBR screw-down roof system, which often develops leaks due to
aging fasteners, panel movement, and deteriorated seams over time.

Roof Evaluation & Leak Source Identification

Upon arrival, our service team conducted a full inspection of the metal roof, focusing on:

 •Open horizontal and vertical laps

At the time of our involvement, the claim was nearing an Arbitration scenario between the building owner and the insurance carrier, making accurate documentation and expert analysis critical.

Our team performed a comprehensive commercial roof inspection, working in coordination with our in-house
staff engineer, to evaluate the overall condition of the roof system. The inspection confirmed that the roof
sustained severe hail damage, with impacts measuring up to 2.25 inches in diameter.
This hail activity was verified through NOAA storm data, which documented hail occurrences of this
magnitude within a two-mile radius of the property.

Existing Roof System Conditions

Modified Bitumen Roof Assembly

The existing roof system consists of a modified bitumen, granulated torch-down base and cap sheet assembly. Our evaluation determined that the hail damage compromised the integrity of the roof membrane, allowing moisture to migrate through the system.
Moisture intrusion has extended into the polyisocyanurate (polyiso) insulation, making spot repairs ineffective and preventing the roof from being fully dried-in.

Arbitration Repairs & Insurance Coordination
