Restoration Commercial Roofing Services was contracted to perform a comprehensive commercial roof
service agreement for the Lake City Nursing & Rehab Center at 2055 Rex Road, Morrow, GA 30260.
This multi-phase project demonstrates our expertise in roof cleaning, low-slope roofing maintenance, moisture detection,
thermal imaging, and large-scale PVC roof replacement.
Project Background
The property owner enrolled the facility in our annual commercial roof cleaning and maintenance
program. During routine cleaning and inspection, signs of possible water intrusion were detected.
Diagnostics included:- Tramex DEC moisture detection equipment- RTX drone with infrared thermal imaging.
Thermographic analysis and moisture meters confirmed saturation in multiple roof sections. A full
moisture-mapping report was provided to the facility.

Scope of Work
Phase 1: Repairs, Cleaning & Maintenance
– Full roof cleaning to remove debris, algae, and contaminants
– Moisture testing and documentation for facility records
– Targeted roof repairs to address active leaks and damaged membrane areas
– Seam and penetration reinforcement where deterioration was identified
– Temporary waterproofing
solutions in moisture-compromised zones
This phase stabilized the roofing system to minimize further damage while long-term plans were finalized.

Phase 2: Full Roof Replacement (Upcoming)
After reviewing the moisture-mapping and thermographic results, which showed widespread saturation, the property elected to proceed with a complete roof replacement.
