Upon arrival, our service team performed a full roof-area cleaning to remove debris, contaminants, and loose particulates that would interfere with proper adhesion of repair materials.
Once cleaned, we applied Soprema/Tropical 9400 Silicone Seam Seal Mastic to address active leak points along seams and penetrations. These repairs were performed to stabilize the situation and reduce ongoing water intrusion; however, due to the aged condition of the roof system, these repairs are not covered under a manufacturer’s warranty.
To maintain leak protection moving forward, the building must be placed under a Roof Top Maintenance (RTM) Service Agreement until O’Reilly’s capital expenditure funds are approved for a full commercial roof replacement.
Restoration Commercial Roofing Services will continue to monitor and service this roof system to ensure watertight performance while long-term replacement planning is underway.

- • Removed the existing roof system down to the original wood deck and inspected all
substrate conditions. - • Replaced several square feet of deteriorated 1×6 tongue-and-groove wood decking to
restore a solid structural deck. - • Installed new polyiso insulation to meet low-slope energy code requirements across
Alabama, Florida, and Georgia (target R-25 value). - • Added tapered insulation to direct water efficiently toward scupper drains and overflow
drainage locations. - • Installed new parapet cap metal with wind-uplift cleats and professionally heat-welded
all Evergreen TPO seams for a watertight system. - To protect the owner’s investment, we also provided a Preventative Care & Maintenance
