Commercial Roof Inspection and TPO Roof Repair at Southern Cancer Center – Foley, Alabama
Commercial Roofing Project Overview
Restoration Commercial Roofing Services completed a comprehensive commercial roof assessment and repair project at the Southern Cancer Center located at 1703 Bunner Street in Foley, Alabama.
Rather than relying solely on a visual roof inspection, our commercial roofing team used a combination of visual inspection, infrared (IR) thermography and DEC Tramex nondestructive moisture detection to evaluate the condition of the roofing system and help identify areas requiring additional investigation.
The existing roof consisted of approximately 6,038 square feet of TPO single-ply roofing membrane. The inspection documented multiple deficiencies, including open flashing corners, hail-related membrane damage, punctures, previous improper repair materials and areas of membrane failure.
This comprehensive approach allowed Restoration Commercial Roofing Services to provide the property owner with documented information about both visible roof deficiencies and potential subsurface moisture conditions before completing the authorized repairs.

Infrared IR Thermal Roof Scan in Foley, Alabama
As part of our evaluation, Restoration Commercial Roofing Services performed an infrared thermography roof scan.
Infrared roof inspections provide an additional diagnostic tool when evaluating commercial low-slope roofing systems. Thermal imaging can help identify temperature anomalies across the roof surface that may warrant further investigation for possible moisture within the roofing assembly.

A Multi-Step Commercial Roof Diagnostic Process
For the Southern Cancer Center project, our assessment incorporated several levels of roof evaluation:
- Comprehensive visual roof inspection to identify visible membrane, flashing and penetration deficiencies.
- Infrared thermography scanning to evaluate the roof surface for thermal anomalies requiring additional investigation.
- DEC Tramex nondestructive moisture detection to further investigate areas of concern for possible moisture within the roofing assembly.

- Commercial roof cleaning to expose areas that could not be properly evaluated while contaminated with dirt and environmental buildup.
- Targeted TPO membrane and flashing repairs to address approved deficiencies.

TPO Roof Repair and Flashing Deficiencies
The initial inspection identified 20 open corners at curb flashing locations. Open flashing details can provide a pathway for water to enter the roof and building system. The prescribed corrective action involved properly cleaning the areas and installing compatible TPO flashing repairs.
Rooftop HVAC equipment, curbs, penetrations and flashing transitions are some of the most important areas to inspect on a commercial low-slope roof.
Restoration Commercial Roofing Services evaluates these details carefully because a relatively small flashing deficiency can potentially result in water intrusion and damage beyond the immediate repair area.
Commercial Roof Hail Damage Assessment
The inspection also documented hail-related damage to the TPO roofing membrane.
The initial report recommended thoroughly cleaning the roof because accumulated dirt made it difficult to determine the full extent of hail damage across the roof surface.
Once the roof was properly cleaned, our technicians were able to perform a more detailed evaluation of the membrane and address the approved hail-related deficiencies.
This is particularly important with commercial single-ply roofing because some impact damage can be difficult to distinguish when the membrane is heavily contaminated.
TPO Membrane Puncture Repairs
The assessment documented 10 cuts or punctures in the TPO roofing membrane. The report noted that holes in the membrane can allow water to enter the roofing system and recommended cleaning, priming and patching affected areas with a compatible single-ply roofing product.
Commercial roofs routinely experience traffic from HVAC technicians, electricians, plumbers and other trades. Tools, equipment and mechanical activity can damage a single-ply membrane even when the roof itself is otherwise performing properly.
Routine inspections can identify these problems before they develop into larger moisture-related issues.
Existing TPO Membrane Failure
Approximately 30 linear feet of membrane failure was also documented during the assessment.
The report identified areas where the membrane had become functionally damaged and was no longer providing its intended water-shedding capability. The prescribed repair involved identifying and isolating the damaged area and completing compatible membrane repairs.
Identifying Previous Improper Roof Repairs
Another important finding involved approximately 60 linear feet of previous repair areas where silicone coating had been applied over the existing single-ply membrane.
The inspection identified compatibility and adhesion concerns associated with this previous repair approach. This demonstrates why repairs to TPO, PVC and other single-ply membranes should be performed using materials and procedures appropriate for the existing roofing system.
Using an incompatible product may temporarily mask a leak without addressing the actual deficiency and can complicate future repair or warranty considerations.
